This residential community is located at the north of Hangzhou City, covering a land area of 14.617 ha. and providing a gross floor area of 600,000m2. It is mainly composed of high-rise and multi-storey residential buildings. The land is long and narrow from north to south and is divided into the southern quarter, central quarter and northern quarter. There are various supporting public buildings, such as sports club, service apartments, office buildings, multi-purpose comprehensive buildings and schools, providing supporting service to this high-class community.
The central quarter is being developed as phase I, covering total floorage of 210,000m? It is a middle-class residential quarter and will be ready for occupation in 2003. With a total floorage of 197,000m? the southern quarter is designed to be a high/middle-class residential quarter, with construction beginning in July 2002. The planned total floorage of the northern quarter is 200,000 million m? including a commercial area of 70,000m? The shape of these three quarters is that of a dragon, which represents the rapid economic development of
Hangzhou.
Human-oriented design principles are followed in the planning concept:
First, the design responses to the local conditions. The buildings adopt a north-south orientation as far as possible and highlight the equal soundness and sharing nature of dwelling conditions in the light of local climatic conditions.
Secondly, a west-to-east ventilated corridor is adopted in the design to create favorable climatic environment for the residential quarters. The natural landscape of Shangtang River on the west side and the adjacent green land are fully utilized to create the best green space for outdoor recreation, viewing and the improvement of ecological environment for residents.
Thirdly, each residential quarter is formed by a cluster of residential buildings. Neighborhood-typed private garden and inward-looking type totally closed management are formed through a 5-in-1 management
centre.
Fourthly, the confined space of Chinese traditional quadrangle courtyard is broken. Half-closed and open neighborhood is adopted, making use of the public green area to provide recreational space for the community.
Finally, there is a completely segregated traffic system, where independent walking and recreational paths with vehicular-free and quiet pedestrian system are set up through out the development.
